Residential land joint venture

1400 SQMS Land

Banana Island, Ikoyi. 1,400 SQM. Joint Venture. ₦6,500,000,000 Land Value. ₦1,000,000,000 Premium. Federal Certificate of Occupancy. This Is Not a Home for a Renter to Buy. This Is the Plot a Developer Has Been Waiting For. The problem There is a category of Lagos real estate conversation that has nothing to do with escaping a landlord --- and this listing sits squarely inside it. Most JV opportunities marketed as "Banana Island" turn out to be undersized, poorly titled, or attached to a landowner whose sharing terms make the arithmetic unworkable before a single foundation is poured. Developers who have spent years circling this island for a genuine build slot know the actual bottleneck isn't capital. It's finding 1,400sqm, Federal C of O, on the island itself, from an owner who has already stated what they want built. This listing removes that bottleneck. The owner has already specified the outcome: a block of luxury flats, or luxury terrace houses with a penthouse. The title is Federal C of O --- the cleanest instrument available on this island. The land size is large enough to support a real development footprint, not a compressed one. The question isn't whether Banana Island is the correct address for a luxury residential development. It's whether this specific parcel, at this specific value, is the one worth committing construction capacity to before another developer does. The agitation Here is what the numbers on Banana Island JV land actually show right now. Recent comparable JV parcels on the island have valued land anywhere from roughly ₦850,000/sqm on older-dated listings up to ₦2.1M/sqm, ₦4M/sqm, and ₦5M/sqm on more recent 2026-dated JV offers --- a spread that reflects waterfront position, zoning, and how recently the parcel was valued. A 1,500sqm JV parcel currently listed elsewhere on the island values land at ₦5M/sqm for a total of ₦7.5B, proposing a mixed low-rise-to-penthouse structure comparable in ambition to what this owner is requesting. This listing --- 1,400sqm, ₦6.5B land value, ₦1B premium --- works out to approximately ₦4.64M per sqm before the premium is factored in. That places it inside the current Banana Island JV range, priced below the ₦5M/sqm comparable cited above, on a parcel large enough to support either of the two development formats the owner has already approved. The scarcity is not abstract. Banana Island's land supply for JV-ready parcels with Federal C of O --- as opposed to Lagos State C of O, or land still working through title perfection --- has been consistently limited, which is precisely why the JV structure exists at all: the owners holding this land are not selling it outright, and they are not releasing it to just any developer. Every month a qualified developer defers engaging this specific parcel, the risk isn't that the price falls. It's that another development partner with proof of capacity closes it first. The solution 1,400 square metres of residential land, Banana Island, Ikoyi. Federal Certificate of Occupancy. ₦6,500,000,000 land value. ₦1,000,000,000 premium. Owner-approved development path: a block of luxury flats, or luxury terrace houses with a penthouse. Here is what this parcel actually delivers to the developer who can close it: Federal Certificate of Occupancy. The strongest individual title instrument available under Nigerian land law, superior in registration standing to a Lagos State-issued C of O or a Deed of Assignment awaiting Governor's Consent. For a developer financing construction against this land, or presenting to institutional co-investors, a Federal C of O removes the single biggest source of delay and legal risk in a Lagos JV --- title uncertainty. 1,400sqm on Banana Island itself. Not an adjacent axis, not a "Banana Island-adjacent" address used loosely by other listings. This is land on the island the entire luxury Lagos market treats as the ceiling reference point --- the address every other Ikoyi and VI comparable gets measured against, not the reverse. Owner-defined development brief. The owner is not asking a developer to guess what will be approved. Luxury flats, or luxury terrace houses with a penthouse, are already the stated preference --- which shortens the negotiation phase considerably compared to a JV where design intent is still undefined. ₦6.5B land value against a market range of ₦4M--₦5M/sqm on comparable 2026 JV parcels. At approximately ₦4.64M/sqm, this parcel sits inside --- and below the top of --- the current range for genuine Banana Island JV land, before any premium negotiation. ₦1B premium. Disclosed upfront, not buried in a facilitator's fee structure discovered mid-negotiation. A developer evaluating this deal knows the full cost basis before committing time to due diligence. Why this beats the alternative JV parcels currently circulating. Several Banana Island JV listings on the market right now carry ambiguous or undisclosed premiums, Lagos State C of O rather than Federal, or land sizes too small to support anything beyond a compressed low-rise. This parcel discloses its premium, holds the stronger title, and sits at a size that supports a genuine luxury block or terrace-with-penthouse format --- the exact profile that has driven the strongest resale and rental yields on the island over the past several years. The call to action 1,400sqm. Banana Island, Ikoyi. Federal C of O. ₦6,500,000,000 land value. ₦1,000,000,000 premium. Development path: luxury flats or luxury terrace houses with penthouse. This is not an offer for a corporate professional looking to stop renting. This is a JV slot for a developer, construction firm, or family office with the capacity to execute a Banana Island-grade build and the documentation to prove it. Call the agent, or send your company profile for survey review, via Smilebay Realties: +234 901 517 4801. Serious developers only. Proof of construction capacity required before terms are discussed. The island doesn't release land like this often. The title is already Federal C of O. The brief is already written. The developer who closes it hasn't been decided yet. Land Type: Residential Land --- Joint Venture Size: 1,400 sqm Land Value: ₦6,500,000,000 Premium: ₦1,000,000,000 Title: Federal Certificate of Occupancy (C of O) Owner's Development Preference: Block of luxury flats, or luxury terrace houses with penthouse Security: Security/gateman Location: Banana Island, Ikoyi, Lagos NPC Comparable Context (Banana Island JV/land market, 2026): 1,500.23sqm JV parcel, Banana Island Estate --- ₦5,000,000/sqm (₦7.501B total) 2,300sqm JV parcel, Banana Island (mixed zone) --- ₦4,000,000/sqm + ₦300M premium 1,900sqm JV parcel, Banana Island (corner piece) --- ₦2,100,000/sqm This listing: 1,400sqm, Banana Island --- approx. ₦4,640,000/sqm + ₦1B premium Posted: 24 July 2026 Listed by: Smilebay Realties Limited --- Ref: #358-722-7

Residential Land

Alma Beach Estate, Ikate, Lekki. Joint Venture. 1,200 SQM. ₦1,500,000,000 Asking. Certificate of Occupancy. Minimum 16 Flats. Sharing Ratio Open to Proposal. Before You Read the Rest of This Listing, Read This: The Price Needs an Answer the Description Doesn't Give. The problem There's a category of Ikate JV land where two nearly identical parcels --- same size, same title type, same general corridor --- can carry wildly different asking prices, and the only way a developer finds out is by actually comparing them side by side instead of taking one listing's number at face value. Most JV land search happens the opposite way. A developer sees an address they recognize --- Alma Beach Estate, Ikate, oceanfront-adjacent --- reads a plausible unit count, and starts modelling a proposal before checking what an essentially identical footprint is trading for two streets over. That's how a developer ends up structuring an equity split against a land value that's double the market's going rate for the same size plot in the same neighborhood. This listing is 1,200sqm, Alma Beach Estate, Ikate. Certificate of Occupancy. ₦1,500,000,000 asking. A minimum of 16 flats requested. Before running a single unit-economics model, the honest first step is putting this number next to what else is trading on the exact same footprint in the same corridor right now. The agitation Here's what that comparison actually shows, and it's not subtle. A separate 1,200sqm JV parcel in Ikate --- the identical size, the identical Lagos C of O title, a 50/50 sharing structure and a 10% facilitator's fee --- is listed at ₦600,000,000. That works out to approximately ₦500,000 per sqm. A 1,000sqm parcel behind Pinnacle Marwa, Ikate, on Governor's Consent, is asking ₦650,000,000, or ₦650,000/sqm. A 1,192sqm corner piece at Itedo Estate off Freedom Way, Ikate, is asking ₦500,000,000 plus a ₦40,000,000 premium --- approximately ₦419,463/sqm all-in. A larger 3,512sqm parcel on Gbangbala Street, Ikate, sand-filled and fenced, is asking ₦650,000/sqm. This listing --- 1,200sqm at ₦1,500,000,000 --- works out to approximately ₦1,250,000 per sqm. Against four independently listed Ikate JV comparables clustering between ₦419,463 and ₦650,000 per sqm, that's not a modest premium. It's roughly double to triple the corridor's going rate on land of comparable or larger size. Is there a legitimate reason for that gap? Possibly. Alma Beach Estate specifically markets itself on proximity to the Ikate-Elegushi oceanfront, and a genuine beachfront or near-beachfront position inside a gated estate can command more than raw JV land elsewhere in Ikate. A 10,000sqm outright parcel at Alma Beach Estate, described as fenced and near the ocean front, sold for ₦700,000,000 total --- which on a per-sqm basis is actually far cheaper than this listing (≈₦70,000/sqm), though outright sale pricing on a much larger, likely undeveloped parcel isn't a clean apples-to-apples comparison against a 1,200sqm JV plot. What that comparison does confirm is that Alma Beach Estate itself isn't inherently a premium-priced address in every transaction type --- which makes the ₦1,250,000/sqm rate on this specific 1,200sqm JV parcel even harder to explain without a specific justification from the seller: exact plot position, direct beach frontage, or a stated reason this parcel differs materially from the ₦419,463--₦650,000/sqm Ikate comparables above. We're not resolving that question for you. A developer evaluating this deal should ask the agent directly, in writing, what specifically justifies this parcel's rate against the four comparables cited --- and should not proceed to a sharing-ratio proposal until that answer holds up. The solution 1,200 square metres, Alma Beach Estate, Ikate, Lekki. Certificate of Occupancy. ₦1,500,000,000 asking value. Minimum proposal: 16 flats. Sharing ratio open to developer proposal. Premium: 10% of value. Facilitator's fee: 10% of value. Here is what a developer should actually evaluate before proposing terms: A specific, checkable unit benchmark. Sixteen flats minimum on 1,200sqm gives a concrete density target to model --- verify feasible floor count and permitted density with Lagos State planning before committing to a sharing ratio, since the 16-unit figure needs to be tested against actual buildable floor area, not accepted as automatically achievable. Certificate of Occupancy. A recognized title instrument. Confirm it's a full C of O and not a lesser instrument like the Governor's Consent or Elegushi C of O seen on comparable Ikate parcels --- title type materially affects how this parcel should be valued against the comparables above. Alma Beach Estate, Ikate. A named estate address with genuine proximity to the Ikate-Elegushi oceanfront corridor --- a real locational asset, but one whose actual premium over generic Ikate JV land needs to be demonstrated with this specific parcel's exact position, not assumed from the estate name alone. Open sharing ratio. The owner hasn't fixed the equity split --- genuine room for a developer to structure a ratio around their real construction cost basis, provided the underlying land valuation used to anchor that ratio is itself defensible. Combined 20% transaction cost on a disputed base value. The 10% premium and 10% facilitator's fee are both calculated on the ₦1.5B asking value --- meaning if that base value is inflated relative to the corridor's actual going rate, the fees compound the overpayment rather than simply sitting on top of a fair number. Why the comparables matter more than the address here. A developer proposing a sharing ratio against an inflated land value effectively gives away more of the completed development's equity than the land is actually worth. Anchoring the negotiation to the ₦419,463--₦650,000/sqm range already trading in Ikate --- and asking the seller to justify anything above it --- protects the developer's actual return before a single foundation is poured. The call to action 1,200sqm. Alma Beach Estate, Ikate, Lekki. ₦1,500,000,000 asking --- well above the ₦419,463--₦650,000/sqm range currently trading on comparable Ikate JV parcels. C of O. Minimum 16 flats. Sharing ratio open to proposal. 10% premium, 10% facilitator's fee. The buyer for this parcel is a developer who will not accept the asking value at face value, and who will require the agent or owner to justify it directly against the four comparables cited above before structuring any sharing-ratio proposal. Call or WhatsApp Smilebay Realties: +234 901 517 4801 and ask specifically: what justifies this parcel's per-sqm rate against comparable Ikate JV land currently trading at less than half this price? Serious developers only. Request the specific justification for the asking price, in writing, before proposing terms. The unit count is already set at a minimum of 16. The title is stated as C of O --- confirm that in writing before anything else. The number that actually matters isn't the asking price on this page. It's whether anyone can justify the gap between it and everything else trading two streets over. Land Type: Residential Land --- Joint Venture Size: 1,200 sqm Asking Value: ₦1,500,000,000 (≈₦1,250,000/sqm --- flagged as significantly above corridor comparables; verify justification before proceeding) Proposal Requirement: Minimum 16 flats Sharing Ratio: Open --- developer to propose Title: Certificate of Occupancy (C of O) --- confirm instrument type in writing Premium: 10% of value Facilitator's Fee: 10% of value Location: Alma Beach Estate, Ikate, Lekki, Lagos (Meadow Hall axis) NPC/Market Comparable Context (Ikate JV land): 1,200sqm, Ikate, Lagos C of O, 50/50 sharing --- ₦600,000,000 (≈₦500,000/sqm) 1,000sqm, behind Pinnacle Marwa, Ikate, Governor's Consent --- ₦650,000,000 + ₦50M premium (≈₦650,000/sqm) 1,192sqm corner piece, Itedo Estate off Freedom Way, Ikate --- ₦500,000,000 + ₦40M premium (≈₦419,463/sqm) 3,512sqm, Gbangbala St, Ikate, Governor's Consent, sand-filled --- ≈₦650,000/sqm (₦2,282,800,000) 10,000sqm, Alma Beach Estate, oceanfront, outright sale --- ₦700,000,000 (≈₦70,000/sqm) This listing: 1,200sqm, Alma Beach Estate, Ikate --- ₦1,500,000,000 (≈₦1,250,000/sqm) Posted: 31 August 2026 Listed by: Smilebay Realties Limited --- Ref: #364-931-7

About Lagos, Nigeria

Lagos is a port and the most populous city in Nigeria. It is the second fastest-growing city in Africa and the seventh in the world. The population of Lagos according to the Lagos State Government, was 17.5 million. These figures are however disputed by the Nigerian Government and judged unreliable by the National Population Commission of Nigeria. The latest reports estimate the population at 21 million, making Lagos the largest city in Africa.

Lagos is a metropolitan area which originated on islands separated by creeks, such as Lagos Island, fringing the southwest mouth of Lagos Lagoon while protected from the Atlantic Ocean by long sand spits such as Bar Beach, which stretch up to 100 kilometres (62 miles) east and west of the mouth. From the beginning, Lagos has expanded on the mainland west of the lagoon and the conurbation, including Ikeja (which is the capital of Lagos) and Agege, now reaches more than 40 kilometres (25 miles) north-west of Lagos Island. Some suburbs include IkoroduEpe and Badagry, and more local councils have recently been created, bringing the total number of local governments in Lagos to 57.
