Development Preference The Landowner is seeking a premium, low-density residential development comprising: - Semi-Detached Duplexes - Premium Terraced Duplexes - Quality internal infrastructure - Landscaped communal spaces - Secure gated environment - Premium architectural finishes Proposed Development Options option 1: 16 units - 8 Semi-Detached Duplexes - 8 Premium Terraced Duplexes option 2: 20 units - 8 Semi-Detached Duplexes - 12 Premium Terraced Duplexes The final unit mix is open to optimisation based on the developer's architectural and financial feasibility. Landowner's JV requirement The Landowner is seeking: ₦100,000,000 upfront cash consideration plus Equity participation in the development The equity component structured as: - Defined completed units Value of 800M Gov Consent in View Developers are invited to submit their best commercial proposal. Developer responsibilities The selected developer will be expected to provide: - Full development funding - Architectural and engineering design - Planning and statutory approvals - Construction and infrastructure - Project management - Marketing and sales - Estate management setup - Professional consultants - Clear development timeline - Transparent financial reporting developer submission Interested developers should provide: 1. Company profile and track record 2. Evidence of completed residential developments 3. Proposed architectural concept/unit mix 4. Development budget 5. Construction timeline 6. Projected selling prices and GDV 7. Proposed ₦100M upfront + equity structure 8. Landowner's proposed equity/units 9. Developer's expected return 10. Proposed JV structure and commercial terms 11. Evidence of financial capacity to execute the project preferred partner Preference will be given to developers with a strong track record in premium residential development, proven financial capacity, quality construction standards and a credible sales platform.
