We have to let a unit of 3bedroom flat with a room service quarters @ Life camp by Lento Aluminum Company, Abuja to a discerning corporate tenant/tenant working with organized private sector. Individual with sound repute may be considered.
Details :
1: Rent is N7m p a.
2: Current service charge N950,000 p.a.
3: Caution deposit N750,000
4: Professional fee 20% N1,400,000
Total = N9,850,000
The cost of generator operation (diesel procurement and related expenses for service/allied maintenance) are contributed by all tenants via separate account under our direct guidance and supervision to ensure all meet the commitments as unanimously agreed for operation at scheduled hours.
(The generator operation and or realignment of hours are purely based on common and prevailing interest of tenants).
Other vital conditions are;
1. the generator shall only be operated for maximum of 6hours at a stretch subject to unanimous resolution of tenants on acceptable hours for obvious cost implication.
2. we do not allow independent generator in the premises.
3. we do not permit tenant to sublet the rear ensuite bedroom (strictly for personal use please).
4. commercial business operation as serviced apartment is not allowed.
5. we do not permit placement of solar panels on the roof for obvious reasons. But permissible on car shed. However, you may wish to install inverter, under our guidance.
6. We do not permit change of existing internal painting, other than offwhite or white while placement of wall paper is not allowed please.
Please note:
1. As usual accepting payment is subject to satisfactory approval of our client, after return of the filled requisition forms by willing tenant.
2. Yearly rent from suitable tenant may fly... Trust you remember that our clients are very selective. As such, we believe you know our target tenant.
