*details* :
1: rent is n5m p a.
2: current annual service charge deposit n600,000 p.a. (for guards (2: 2 day and night), refuse disposal, cleaning of common areas, maintenance/repairs of surface water pumping machine and submersible pump, common issues of electricity/water supplies from aedc and water board (if any), lighting system of the common areas, energy procurement for the utility meter serving the borehole & common areas and any other relevant common expenses for effective mgt of the premises).
3: refundable caution deposit n500,000
4: professional fee 15% n750,000 (office)
5. 5% agency to your agent

5: others: the cost of generator operation (diesel procurement and related expenses for service) is mandatory. all tenants are expected to contribute via separate account under our direct guidance and supervision to ensure all meet the commitments as unanimously agreed for operation at scheduled hours.
as follows;
6am to 8am week days
6pm to 10pm week days
11am to 2pm weekends
6pm to 10pm weekends.
(the generator operation and or realignment of hours are purely based on common and prevailing interest of tenants).
other vital conditions are;
1: we do not allow independent generator in the premises.
2: we do not permit tenant to sublet the rear service quarters (strictly for personal use please).
3: commercial business operation as serviced apartment is not allowed.
4: tenants are encouraged to install inverter (through experts only to avoid electrical problem). this will augment energy supply and deescalate heavy dependence on generator to reasonably control cost.
5: we do not allow placement of solar panels on the building roof for obvious reasons. solar panels are only allowed on the car shed.
