lease term:
five (5) years, with an option to renew for another term.
rent:
us $750 (seven hundred and fifty united states dollars) per square meter, per annum, net of wht.
service charge:
us $120 (one hundred and twenty united states dollars) per square meter, per annum, net of taxes.
the service charge is in connection with the maintenance, management, repair and operation of the building including but not limited to the rates and the costs of common area cleaning and maintenance; providing security to the common areas; maintaining lift, air-conditioning and air conditioning installations; providing electricity, water or necessary service to common areas, walls and finishes (excluding the premises); fumigation; maintenance of the generators, water supply and purification; septic tank maintenance.
energy charge:
energy consumption (mains electricity and back-up diesel generator) shall be metered, and charges will apply based on actual consumption.
payment structure:
payment of the rent and service charge shall be made annually in advance.
car parking:
parking ratio is one (1) parking lot to every 50sqm.
for every 100 square meters of office space leased, one (1) out of the two-parking lot will be charged at the rate of us $1,500 per parking space, per annum while the other one (1) parking space will be allocated free of any charge.
additionally, there is provision for off-site car parking at a fee.
performance security deposit:
the performance security deposit shall be the equivalent of basic rent inclusive of withholding tax ("wht") for the last quarter of the lease term.
the performance security deposit shall be payable in the form of a bank guarantee or cash deposit, and the landlord shall retain the deposit for the duration of the lease.
legal fee:
three percent (3%) of first year's rent.
